The Project Concept of The Exchange.

When the site was first acquired in 2005, the promoters immediately recognised its potential as a location for state-of-the-art offices and a business centre for a number of reasons. Firstly, it has a close proximity to all the amenities surrounding the property. Secondly, Malta’s main arterial road provides easy access to Malta’s other choice locations. And lastly, the lack of bespoke office space in the area presented an opportunity to build for that need constructively and imaginatively.

Notwithstanding the area’s close links with entertainment, it was decided that the 8,500sqm site earmarked for commercial property use will be designated a ‘Financial and Business Centre’ in line with the Government’s vision to position Malta as a leading financial hub by 2015. This decision was supported by the current and projected growth in the financial services sector and the increase in the demand for quality office space.

Excluding FIMBank, The Exchange consists of 16,700 square metres of state-of-the-art office space in two towers (one of 18 floors and one of 19 floors) and 10,800 square metres of managed, mixed, retail and leisure outlets fronting a large public piazza. With direct vertical access to the offices and shops above, a total of 448 car park spaces will be available in the underground parking levels.  As a cluster concept, The Exchange will not only be targeting purely financial firms as tenants but will also attract those firms all engaged unrelated activities to generate a greater value and value-added.

The Vision of The Exchange

The Exchange will make a distinguished addition to the architecture of St. Julian’s. The towers are a confident statement that will project the aspirations of its occupants.  The commercial area is expected to become a ‘who’s who’ of local and internationally leased business ventures. The mix of office, retail, food and beverage outlets is designed to make The Exchange a vibrant location for some 18 hours a day with its piazza serving as a town centre where none existed before.

Parking at The Exchange

While the two sites of Pendergardens have their own distinct characteristics (one wholly commercial and the other primarily residential), the two sites remain part of an integrated whole. That part of the public car parking required to support The Exchange will be located beneath Phase Two of Pendergardens, at levels -3 and -4 and will be linked to the The Exchange site via a pedestrian and vehicular tunnel beneath St Andrews Road.
